Fancy a snoop around a whopper of a country pile set on just over 1.3 acres of very pretty gardens that includes an in-ground swimming pool, summer house and sauna? C'mon then, follow me.

Does size matter? In this case, probably not but it certainly helps. This eight bedder is no slouch when it comes to space – both inside and out.

Okay, so Wold Cottage is a bit of a misnomer here, because no cottage is this! Set over three floors with no less than four reception rooms on the ground floor, plus a kitchen, two utility rooms, a cloak room and a pretty sizeable entrance hall it’s definitely not lacking in space.

The house, situated in the heart of Woldingham village, between Oxted and Warlingham, is thought to have been built in 1914, and there are distinctive Arts and Crafts influences throughout – starting with the lead-light windows flanking and inset in the front door. Gorgeous, no?

Downstairs everything flows from a central reception hall – which also adds to the feeling of light and space. A large triple-aspect sitting room is at one end, and the open-plan kitchen and breakfast room is at the other. The formal dining room and another family room are in between.

Big double doors open from the kitchen / breakfast room onto a wide terrace that extends across the length of the house and looks out over the gardens. Doors from the sitting room also lead out to the terrace – which just happens to be the perfect spot for a 5pm G&T.

There’s also a utility room and a handy boot room downstairs.

Up the stairs, and the first floor is where you’ll find the impressive master bedroom suite and ensuite bathroom. There are three other bedrooms also on this floor, two of them with ensuite bathrooms.

The second floor has another four bedrooms plus a family bathroom, although one of the bedrooms could easily be turned into a home studio or office if you fancied that.

Outside, and there are gardens galore all set out around a large flat lawn. On slightly higher ground, in a super sunny spot, there’s an in-ground swimming pool and a pool house with changing room, kitchen, sitting room and a sauna.

A long sweeping driveway leads to the house, which really only just adds to the grandeur.

If you’re not familiar with the area, it’s something quite special, set atop the North Downs and within and Area of Outstanding Beauty. Woldingham Station has regular trains into central London in just under 40 minutes, while Junction 6 of the M25 is only four miles away making it very easy to get to Gatwick, Heathrow, the Channel Tunnel and the South Coast. Ah, the schools! The highly-regarded Woldingham Girls School is here, and just a few mile away there’s the Caterham School, offering an excellent prep and senior school.
