Does size matter? When we’re confined to our homes thanks to the global pandemic and lockdown #3, it certainly helps if you’ve got more than five rooms to rattle around in.

So right now, big is definitely better. And this one’s a whopper – all 4,625 square feet of it.

Let me introduce Lane End and Little Lane End – which as we’ve already established, is anything but little! It’s in Limpsfield, just a short stone’s throw from Oxted town centre.

Firstly, there’s the main house (Lane End) – set out over three floors with six bedrooms, four bathrooms, a library, two studies, a formal sitting room, a big family room plus a very impressive kitchen and dining room.

Little Lane End is an adjoining one-bedroom annexe with its own kitchen and sitting room – the perfect granny flat or au pair accommodation.

The whole shebang sits on a plot of just under an acre at the far end of a long private lane, and yet still within walking distance of Oxted Station. Best of both worlds? Er, yes. Trains from Oxted Station will have you in central London in under 40 minutes.

The grounds are quite secluded, and as well as a delightful bluebell wood and pretty landscaped gardens, also includes a detached garage with a games room above it plus a carport and store room.

But it’s the house you’re really keen to snoop around, isn’t it. So let’s go straight into the kitchen which is pretty darned gorgeous. Don’t you agree?

It’s designed by Westerham company Ruach Kitchens, and as well as twin ovens, a fancy Quooker 100 degree mixer tap and American fridge freezer, there’s also a handy built-in wine cooler.

Glass bi-fold partition doors separate the kitchen / diner from the family room next door. And both rooms have glass sliding doors which lead to a large south-facing terrace (that means it’ll get the sun all afternoon!).

Downtairs you’ll also find two loos and a handy utility room. Upstairs, there are four bedrooms on the first floor – two with ensuite shower rooms, plus a family bathroom and a library. The master bedroom suite is on the second floor, complete with walk-in robe and dressing room, ensuite bathroom and a separate hobbies room.
