If you fancy living in an apartment, but can’t face the noise, pollution and crowds of inner city living – you’re in luck. Luxury property developer St William – part of the Berkeley Group – is building a secluded haven made up of 111 one, two and three-bedroom apartments and penthouses in the centre of Oxted. The development, called Courtyard Gardens, combines beautiful design, elegant living and all the amenities of city living – but with the rolling Surrey Hills right on your doorstep. Here are nine reasons we love it.

1. You get the best of both worlds

Luxury apartments are not the sole preserve of urban living. At Courtyard Gardens you get the best of both worlds – this is city living meets country living at its best. The development is just off the High Street in Oxted, where you’ll find plenty of independent restaurants, cafés and bars, as well as fashion boutiques, interiors shops and hair and beauty salons. There’s also the beautiful art deco Everyman Cinema and cocktail bar, as well as thriving local theatre which plays host to several high-quality am-dram shows every year. And beyond these urban amenities, you’re surrounded by idyllic countryside and super close to the North Downs with plenty of open space for cycling, walking or just breathing in the fresh country air. And if you fancy a trip to the big smoke, Central London is just a quick 33 minute train journey away.

Instead of spending weekends sorting odd jobs or house maintenance – no, you won’t have to clean out blocked gutters – you’re free to enjoy the good things life has to offer. And it just so happens there’s plenty on offer in and around Oxted, from golfing at the Harry Colt-designed Tandridge Golf Club, cycling on the Yew Tree Way, and swimming or working out at the Tandridge Leisure Centre. The picturesque Master Park is also within walking distance of Courtyard Gardens which is home to the Oxted Tennis Club, the Oxted and Limpsfield Cricket Club and the Oxted and District Football Club. There’s also plenty of classes going on here like Zumba, bootcamp, Boogie Bounce and Buggy Fit, plus kids clubs like Rugby Tots and Little Kickers. Oxted also plays host to a yearly music and beer festival (although it’s been put on hold this year), food festivals and family fun fairs. And much of the land that surrounds Oxted is National Trust-owned or farmland, sitting within a designated Green Belt area. It’s a beautiful place to live, with incredible views from many of its higher points, and plenty of opportunity for walks, riding, cycling and running.

4. Enjoy the gardens, without the work

If you like to enjoy pretty gardens but don’t like to get your hands dirty, then apartment living is an excellent option. Courtyard Gardens is set amid beautiful landscaped gardens and manicured courtyards – not a rose will you have to prune, nor a weed will you have to pluck. 5. Interior design

Love the look of those chic homes on the pages of glossy interiors mags? Us too! But it’s tricky to get right. And that’s where St William’s architects and interior designers come in. The apartments have been designed to be practical as well as beautiful – with four different colour palettes to choose from. Then there are the spacious built-in wardrobes, clever space-saving bathroom storage, sensor lighting in hall cupboards and a good-sized utility cupboard to house the washing machine and dryer.

6. Greater security

Courtyard Gardens is made up of three apartment buildings – Hardwick House, Beecham House and Atkinson House – all apartments are accessed via a private road which leads to secure gated parking. There is lift access from the car park to each apartment – also handy for unpacking the weekly grocery shop – and the main front door is linked to a video security system.

7. Great views

Apartment living offers great views. If you’re on one of the higher levels at Courtyard Gardens you’ll can see out over the rolling hills of Surrey, while the lower levels look out to the beautiful manicured gardens.

8. There are no stairs

And no stairs means two things. One, cleaning is easier – no lugging the hoover up and down stairs, or trying to reach smudges on that window overlooking the stairwell. And two, it’s easier to get around the house. You don’t won’t have to worry about toddlers climbing up and down stairs, and older people or those with mobility issues won’t have to navigate a tricky staircase.

9. It’s all new

Living in a brand new home comes with many benefits, not least the fact that it won’t require the same level of maintenance as an older property. A brand new home offers the opportunity to have some say over the fixtures and fittings. Courtyard Gardens is built to a high specification, with incredible attention to detail – think soft-close cabinet doors and drawers, integrated waste separation recycling bins, thermostatic shower controls and under cabinet LED feature lighting. And it comes with a 10 year NHBC warranty.

Atkinson House and Beecham House launched in May last year and apartments are for sale now starting at £332,000. Over half have already sold. Atkinson House will be completed between February and July 2021, while Beecham House will be completed between April and September 2021. Hardwick House launches later this year.
