Stanford's End Farm in Edenbridge is a real corker. Tally-ho, property pervs! Binoculars ready?

Another house for those of you who like to perv at property! Guess within £5k of the asking price and get your stamp duty discounted on your next house purchase. Yes *cough*, really!

Stanford’s End Farm is a real corker – we’re talking 12 acres, heated swimming pool, orchards, fields… and the list goes on. Ready for a nose? Let’s go!

What we have here is a Grade II-listed timber framed cottage dating back to the 15th century. Yes folks, you read that right. This one’s goes right back to the middle ages, and as you’d expect it’s got piles of history and character – exposed timber beams, leaded light casement windows, solid oak doors, inglenook fireplaces.

It’s a whopper of a house sitting on a 12-acre plot of land and includes a separate thatched office, stables, storerooms and a garage. The house itself is set over three floors, and includes a cellar which has been converted into a children’s play area. Phew!

The main entrance leads to a big hall – and it does have a feeling of stepping back in time. The hall is flanked on either side by a dining room to the left and a big L-shaped drawing room to the right. Another sitting room comes off the drawing room, which could be used as a study.

The dining room leads through to a big traditional farmhouse kitchen / breakfast room that’s brimming with character – not least with that timber framed vaulted ceiling and traditional brick flooring. There’s also an Aga cooker as well as a wood burner. Cosy!

Upstairs, there are three bedrooms on the first floor, including the master bedroom suite with its own dressing room, walk-in wardrobe and ensuite bathroom. There’s also a family bathroom.  Another three bedrooms are on the second floor.

There’s tonnes of space here – both inside and out. The gardens are vast and rambling with rose borders and wisteria and other mature tress and shrubs. And as well as having its own kitchen garden and orchard, there’s a walled courtyard and terrace, plus a little stream that runs through the property.

Two fields and stables means there’s plenty of space for a pony, and there’s also an in-ground heated swimming pool. This really is the property that keeps on giving.

Location wise, it’s in a sweet rural spot, just outside Edenbridge, a smidge across the Surrey border into Kent. You’re in easy commuting distance to London (just under an hour on the train), but also have the bigger towns of Oxted in Surrey and Sevenoaks in Kent only a few miles away.
