Whoopsie do and what do we have here? It’s Bag End on Lunghurst Road in the heart of Woldingham village, near Caterham. Perhaps not the most elegant of monikers, but don’t be deceived by that. This is one foxy piece of real estate. And for what you get, I reckon it’s very good value (yes, it’s all relative, I know!)

Ready to rumble? Let’s get nosey.

Come step inside Bag End, a house thought to have dated from the 1870s, but one that’s been thoroughly updated and modernised. It’s set out over three floors with the main entry on the ground floor in the middle. This really is the hub of of the house – there’s a large open plan kitchen / breakfast room and family / dining room here which opens out onto sun terrace which has views out over the North Downs.

It’s a wonderfully light and bright room thanks to the vaulted ceiling and rear wall of glass windows and doors. And it most certainly has ‘party place’ written all over it. We’re loving the exposed brick feature wall and light oak beams.

Up a couple of steps on this level, there’s a separate sitting room with a cosy open fire and gorgeous bay window.

A staircase in the main living space takes you down to the lower ground floor where you’ll find a family room which is bathed in light thanks to a clever class ceiling.

Here, there’s also a glass topped spiral wine cellar and a wall-mounted fire – so the party that starts upstairs moves quite easily down here.

The main bedroom suite is on this floor and it comes with its own luxurious ensuite bathroom / dressing room complete with free-standing polished stone bath. It’s a sight to behold.

A guest bedroom with ensuite shower room, and a utility room are also on this level, as well as as store room and gym – the latter two forming part of a single garage which is accessed by double doors at the rear of the property.

At the end of the garden, there’s a breeze house – again with views out over the Downs – which houses a barbecue and a hidden Jacuzzi underneath. Very cool!

On the first floor there are two more bedrooms, one with a balcony overlooking the countryside, plus a family bathroom and a large storage cupboard.

Right then, what else might you need to know? Location-wise you’re in a good spot, surrounded by beautiful countryside and yet still within easy reach of central London (trains from Woldingham station go direct to London Victoria in 35 mins). Schools wise, the village primary school is popular, and there are also excellent independent options – Caterham School, an impressive co-ed senior school with Caterham Prep right next door; Hazelwood a co-ed prep school in nearby Limpsfield, and Woldingham School, a Catholic senior girls school set on a stunning site.
