Property flirt

We love a good snoop around a posh gaff – and this Victorian beauty in the pretty village of Woldingham is among the most stunning we've seen for a while.

To remind anyone who doesn’t know our nosey little game, we show you the property, tell you the best bits about it, and then you guess the price and the closest to the asking price wins £10,000. Sort of. Nearly. OK, I’m lying about this bit. But think of the glory!

Let’s get started with a ‘WOWSER’ at this imposing detached Victorian number with seven bedrooms – yes seven! – and four reception rooms. And while she’s pretty as a picture on the outside, just you wait till we go inside.

The Old Rectory is a whopper, not just in the number of rooms but also in the size of them. There are also high ceilings and enormous windows, so the place is flooded with light.

Set out over three floors, there’s plenty to impress starting with a big ole reception hall featuring a grand staircase. Go straight ahead from here and you’re in a pretty fabulous kitchen / breakfast / family room – no doubt the hub of this home – which also has French doors that open onto a terraced patio. Just off the kitchen, there’s a separate utility room, and there’s also a staircase leading down to a cellar – very handy for storage, especially if you’re a wine lover!

Next door, there’s a large dining room, also with doors leading out to a patio, as well as a sitting room and a small family TV room. Or perhaps you’d rather turn this in to a study or office space?

Upstairs to the first floor and you’ll find the most amazing master bedroom suite you’ll quite possibly ever encounter. With two separate walk-in-robe and dressing rooms, a ensuite bathroom with a double sink, a walk-in shower and a bathtub, plus a separate sitting area in the large bay window. Yep. Wow!

Bedrooms two and three on this floor also have their own ensuite shower rooms, and there’s also a family bathroom plus a fourth bedroom. Up to the second floor and there are a further three bedrooms, each with their own ensuite shower room and walk-in-robe.

Outside, the house sits on just shy of three-quarters of an acre, with established gardens. There are terraces outside for alfresco dining, and for those who like gardening, a traditional greenhouse. There’s also plenty of parking.

Location wise, Woldingham village is quintessentially English, very pretty and lies atop the North Downs with a village store, a village green and plenty of leisure clubs and societies including an am-dram club, golf, cricket and tennis clubs. There’s also a village primary school.

What else can I clue you with? Well, local schools are excellent, and you’re not far from Godstone and Oxted with their pubs, restaurants and amenities. All things that will tickle the price up.

So there you have it. There’s no doubt this baby is a stunner – and unless I (win the lottery and) beat you to it, she’s up for sale But you don’t need to be looking for a new house to play the game, so put a fair asking price in your head – got one? – and now…. see how close you got.
