Top places to live in Surrey Reigate

A thriving and affluent market town with a high street chock full of independent shops and restaurants, and still an easy commute to the capital - well, hello there Reigate. Part of our Top 200 Places to Live series.

WHY?

This lovely market town is bursting at the seam with independent shops, pubs and restaurants, beautiful green spaces and annual events you’ll be desperate to attend. 

EAT

A good mix of independent restaurants and quality chains like Bills, Giggling Squid and Coté Brasserie. For relaxed dining there’s The Black Horse, which has a huge garden, or just out of town and right by Reigate Heath there’s the Skimmington Castle. The 2021 Muddy Award-winning bar The Vineking Tasting Rooms is great for drinks and small platters, or there’s 2021 Muddy Award-winning Best Restaurant, Lebnani, headed up by Yalla Yalla founder Jad Youssef. Cullenders Parkside is another popular choice, for brunch, lunch or dinner. Canakin is the spot for coffee pastries, and of course, GAIL’s Bakery has also opened up on the High Street.

SHOP

One thing Reigate does particularly well is its independent shopping. For a wonderful collection of unusual curiosities there’s That Qwerky Place, at the Dorking end of the high street, while at the other end next to Café Rouge is The Reigate Pop-Up, opened by a group of local creatives. For women’s wear there’s the Re.Work.It dress agency selling a mix of high end high street and designer gear, as well as lovely independents Gerrards and Quattro Rish, plus the usual high street suspects like White Stuff, Mint Velvet, Crew and Whistles.

NEARBY ATTRACTIONS

Priory Park is right in the middle of the town, while on the edge of town you’ll find the National Trust’s Reigate Hill, a stretch of the North Downs that is perfect for a family dog walk with its vast grasslands and quiet shady woods. There’s a plush Everyman cinema, plus in the Harlequin Theatre in nearby Redhill.

You’re looking at around £615,000 for the average house. The majority of sales in Reigate in the last year were semi detached homes, selling for an average price of £572,225. Detached properties sold for an average of £992,250, with flats were fetching £327,633.

SCHOOLS

Plenty of good options in this well-heeled area. There’s Reigate Grammar School and its little sister Reigate St Mary’s – both popular independents. St Mary’s pupils tend to progress onto RGS. Another small independent prep school in Reigate is Micklefield School. Dunottar is another independent senior school in the town, and children also travel to the Caterham School in Caterham. For state schools, Reigate Priory Junior School is Ofsted rated Outstanding, and unsurprisingly also over-subscribed, as is St Bede’s Secondary in Redhill. Reigate College, a Sixth Form college, is also hugely popular drawing in students from a wide area in all directions.

BEST KEPT SECRET

Lurking directly below Reigate’s town centre are the historical Reigate Caves, a series of passages and sand mines used for mining over several centuries.

COMMUTE

It’s about 50 minutes for a train direct from Reigate to London Victoria. Some commuters prefer to go from nearby Redhill, which takes less than 40 minutes.
