Oh la la! Here we have Ashdown House, a five-bedroom family home built in 2002 with family living in mind. There&#8217;s more living space here than you can poke a stick at, a large garden that includes a children&#8217;s cycle track, an undercover exercise swimming pool and a hot tub. And if that wasn&#8217;t enough to get you excited, Limpsfield Common is directly behind the house &#8211; with access via a private gate &#8211; a lovely spot for dog walking or just connecting with nature. 



You&#8217;ll arrive via a shared drive that leads to a gated brick-paved private drive, where there&#8217;s plenty of parking and a double garage. There&#8217;s a door connecting the garage to the house &#8211; so no getting wet on rainy days bringing the shopping inside. I like that!

The main entrance is impressive &#8211; stepping in through the front door there&#8217;s a large entry hall with a staircase leading up to the first floor. There&#8217;s a large coat cupboard (very practical) and a cloakroom here &#8211; and access to all of the reception rooms. 



Off to the left, you&#8217;ll find a study with a pretty bay window overlooking the front garden and handy fitted book shelves, and next to that is the main sitting room.

The sitting room has a contemporary inglenook fireplace and a wide bay with French doors leading out to the terrace and garden.

Next door, the dining room &#8211; which the current owners have set up as a TV room &#8211; also has French doors leading outside.

The kitchen / breakfast room is a whopper &#8211; and the hub of home. It&#8217;s been kitted out with every mod-con you can think of including two ovens, a steamer and microwave. Just off the kitchen there&#8217;s a useful utility room &#8211; with a door connecting to the garage.

Just across from the kitchen, there&#8217;s a family room which is being currently being used as a playroom. There&#8217;s certainly plenty of space in this house!

Upstairs, there are five bedrooms, including a master suite with walk-in robes, a dressing area and an ensuite shower room, and a guest room with an ensuite shower room, plus a family bathroom.

And what a space it is! A wide terrace stretches across the back of the house and as well as a pergola, there&#8217;s a hot tub and a swimming pool with jets for exercising. The gardens are tiered, leading up to a grassy area with a children&#8217;s play area.

Okay, so what else might you need to know? Location wise you’re in a fabulous spot. Ashdown House is just a short walk to Oxted Station where there are regular direct trains to central London. You’re also pretty near to the M25 and it’s an easy drive to Gatwick and Heathrow airports, as well as the Channel Tunnel.



Schools wise, Hazelwood Prep is a short walk away.
