It's mahoosive, magnificent and a stunning mix of old and new but aha my little snoops: can you guess the price?

A new house for those of you who like to perv at property!  Guess within £5k of the asking price and get your stamp duty discounted on your next house purchase. Yes *cough*, really!

Crouch House in Edenbridge, Kent really is a corker – an elegant Grade II listed farmhouse with six bedrooms, three bathrooms and four reception rooms nestled among 15.5 acres of gorgeous gardens and grounds. Oh and did I mention the tennis court, swimming pool and detached cottage? Gosh I’m excited by this one. C’mon peeps, let’s go nose…

This is a property that’s all about lifestyle and from the sweeping gravelled driveway it’s super impressive all the way. Let’s first take in the extensive grounds shall we? They’re a stunning feature – immaculately manicured lawns, beautiful borders, rose beds and loads of mature trees and shrubs including camellias, azaleas, fruit trees and mulberry trees. There’s also a kitchen garden and fruit bushes. I can already see myself living the good life here. And there’s plenty of space in the fields for that horse my daughter has been nagging about. Or maybe I could convince her to take up tennis – it’s an all-weather court.

The swimming pool – which is handily heated and comes with an electric safety cover – is surrounded by a flagstone terrace and thanks to the sunken fence (it’s called a ha ha, apparently) has beautiful views out over the fields. Adding just a little more luxe to an already irresistible set-up is the sauna situated inside the pool house.

Inside, it’s no less impressive. The house is laid out over four floors including the basement wine cellar and second floor attic bedrooms and store rooms. It’s brimming with period features including exposed timber beams, painted panel doors, fireplaces, timber flooring and lofty high ceilings.

They say the kitchen is the heart of the home – and if that’s the case, this one has a big heart, with a vaulted ceiling, French doors leading to the garden, and all the mod-cons including under-floor heating and a gas-fired Aga with four ovens. Next door is a large laundry room which has access outside.

In addition to the kitchen/breakfast room, there are three main reception rooms plus a smaller playroom or study – so for a family with teenagers this house is a dream.

Upstairs you’ll find five bedrooms – including the master bedroom with a large ensuite bathroom – and a bathroom. Bedroom six, an occasional bedroom (with eaves restriction) and attic storage is on the second floor.

You can park guests, the nanny or possibly even a lodger in the one-bed cottage, which has it’s own sitting / dining room, kitchen and bathroom.

Location wise, Crouch House is just a mile from Edenbridge, and from Edenbridge Town Station you can be in London in around 1hr 15. You’re pretty handily position for schools too, with Hazelwood Prep, Brambletye School, Lingfield College and Woldingham School all an easy distance away. The Tonbridge and Tunbridge Wells grammar schools are also accessible.
