We’ve long loved snooping around other people’s houses. And we’re kicking of 2022 with the biggest, most lavish property flirt, like, um ever! Usual rules apply – take a look around, we’ll drop you some hints and you take your best guess at the price.

Ready? Right then, let’s get started.

Firstly hint: this is a serious look at how the other half live! (If your house looks like this – lucky you!)

Munstead Court is an Arts and Craft house built in 1905 sitting on around 7.5 acres just outside Godalming. A couple of big clues there – acreage and location – and that stuff ain’t pennies.

But it gets better – this is an impressive property in every possible way. We’re talking tennis court, stable block, paddocks and beautifully-landscaped gardens and grounds. Oh, and it’s super private too – so prying eyes are kept away – thanks to a long sweeping driveway accessible through electrically-operated gates. If you’re after a house that would be right a home on the set of a Kate Winslet film, this is the one!

Now let’s talk about the house. The Arts and Crafts period is of my absolute favourites for architecture in the UK – and that coupled with the superb interior styling puts Munstead Court in the the clear category of amazeballs.

The house is set out over three floors – four if you include the cellar – and includes a to-die-for open-plan kitchen / dining / family room with bi-fold doors opening out onto a terrace and overlooking the garden. Enough room in here to swing a cat or two. And party… let’s talk parties. This is place is screaming fun pad. have we mentioned the alfresco bar? More on that later.

There’s also a separate dining room and drawing room as well as a snug, plus a decent sized hall that connects each of these rooms.

The eastern wing (yes, let’s call it a wing) is where you’ll find the fun stuff – a games room (with its kitchenette), gym and TV room, plus a boot room.

Upstairs, there are seven bedrooms including the main bedroom suite with ensuite bathroom, dressing room and – wait for it – a roof terrace. There are six more bedrooms, four with en suites. Two separate staircases lead up to the first floor as well as a lift.

Outside there’s a stable block with three stables and a machinery store room, plus two garages and a double carport. Plenty of space to park the Bentley then!

The gardens and grounds, like everything else about the property, are pretty schmick – stylish, elegant and beautifully maintained and include a large established pond in addition to the all-weather tennis court and bar hut.

Are you getting a feel for what you think it might be worth? A couple more hints just to paint the full picture… you’re less than two miles from Godalming, which has regular trains to London it’s a hotbed for excellent schools including the elite Charterhouse School, Prior’s Field, King Edwards Witley, Cranleigh School, St Catherine’s, Guildford High and Barrow Hills. In the state sector, there are also some good options including Busbridge Infant and Junior School, St Mary’s Junior School, Godalming College and Godalming Sixth Form College.
